Park Colonial: A Luxury Residence at the City Fringe for Modern Living
Located within the private housing enclave in District 13 comes Park Colonial, a city fringe colonial-themed luxury residence, which will have its show units open for public preview on 30 June, 2018. This comes on the back of the highly successful launch of High Park Residences, a residential development project jointly developed by CEL Development (CEL, the property investment and development division of SGX-listed Chip Eng Seng Corporation), Heeton Holdings Limited (Heeton) and KSH Holdings Limited (KSH), which has since been 100% sold.
Living up to its namesake, the luxury residence by CEL, Heeton and KSH marries a contemporary interpretation of the functionality and timelessness of tropical colonial design with a lush, manicured landscape.
With the Woodleigh MRT Station located right at its doorstep, Park Colonial offers unrivalled convenience compared to other upcoming developments in the area. Additionally, the development is one MRT stop away from Serangoon MRT Station, an interchange station along the North East Line and Circle Line, as well as Serangoon Bus Interchange. Aside from being well-connected to the public transport network, Park Colonial is plugged in to arterial roads and major expressways including Upper Serangoon Road, the Central Expressway (CTE) and the Pan-Island Expressway (PIE). Three new roads – Bidadari Park Drive, Alkaff Crescent and Woodleigh Link, were also set up to improve the connectivity in the area.
With its city fringe location, Park Colonial marries affordability with connectivity. The attractively-priced development provides good proximity to the central business district (CBD) as well as the Orchard Road shopping belt, yet allowing residents to escape the hustle and bustle of crowds. Furthermore, Park Colonial is closely located to Paya Lebar Central, an emerging regional commercial hub that is home to retail and office developments, coupled with improved connectivity via the Paya Lebar MRT interchange station for the Circle and East West lines. Residents of Park Colonial also stand to benefit from the Urban Redevelopment Authority’s (URA) upcoming Kallang River rejuvenation project, which includes plans to transform the area into a lifestyle hub.
Park Colonial is situated on the cusp of the upcoming Bidadari Park, a tranquil urban oasis that will feature lush greenery, pedestrian and cycling paths, as well as other social spaces that will create opportunities for the community to interact. With the development also situated in the vicinity of some of Singapore’s leading schools, such as Cedar Girls’ Secondary School, Maris Stella High School, Nanyang Junior College, St Andrew’s Village, and Stamford American International School, this offers families the opportunity to live in one of the most coveted neighbourhoods of the future.
The 805-unit residential development, which sits on an expansive 19,547 sq m (square metres) plot of land, features an iconic 10-metre tall clubhouse and a 50-metre cantilevered lap pool at the heart of the development, nestled between an odyssey of other features and amenities. With its verdant landscapes and the nostalgic charm of colonial-inspired modern living, Park Colonial offers its residents a respite from the busyness of the city life.
Mr Raymond Chia, Executive Chairman and Group CEO, Chip Eng Seng Corporation, said, “Park Colonial provides its residents a quintessential blend of luxury and convenience, with each space thoughtfully designed to weave functionality with comfort. The development is situated at a prime location, right next to Woodleigh MRT Station and within close proximity to amenities, expressways and adjacent to the up-and-coming Bidadari town, which we believe will attract strong interest from the public ahead of its launch.”
Residents will also get to enjoy myriad lifestyle and recreational pursuits with popular food establishments, shopping centres and entertainment facilities within close proximity, such as Chomp Chomp Food Centre, Jalan Riang Eateries, NEX Shopping Mall, Singapore Island Country Club, myVillage and MacRitchie Reservoir.
Putting three consecutive years of falling prices behind it, the Singapore property market is looking at a turnaround in 2018, with a 3.1% increase in the private residential property price index for the first quarter of 2018, based on flash estimates by the URA. Green shoots of recovery rejuvenate the market, underpinned by the 5.6% price increase experienced by properties located in the Outside Central Region (OCR), while properties located in the Core Central Region (CCR) and Rest of Central Region (RCR) enjoyed 5.5% and 1.2% growth, respectively. The positive market sentiment and property market upswing will prove to be advantageous for Park Colonial, a District 13 property located in the RCR.
According to forecasts by Colliers International, the average private home prices are projected to rise by 8%, from the previous forecast of 5% before April, for the full year 2018. Colliers believes that the front-loaded increase can be attributed to the pent-up demand and buyers’ fear of missing out on good value buys as prices trend up.
Experts in the property sector also expect that the development would be well-received by potential buyers.
Comprehensive facilities including the Colonial Club, crown jewel of Park Colonial
Park Colonial takes its inspiration from the quaint but stately estate of nearby Woodleigh Park, one of Singapore’s preserved colonial quarters established in the last century. And at the heart of the development lies the Colonial Club, the crown jewel of the tranquil development. At 10 metres high, the Colonial Club is one of its kind, with a uniquely-high ceiling enclosed by the rhythmic bays of a modern colonnade layered over windows in Venetian screens. The lofty foyer frames not just the garden views outside, but also allows for the entry of daylight and its play of shadows against the façade screens.
Flanking the Colonial Club is a 6-metre high cantilevered lap pool. The 50-metre long geometric plateau of water that overhangs bravely out onto the landscape below offers a stunning view of the islands of water, trees and lawn at the Island Pool and Island Deck in the horizon.
Additionally, Park Colonial also features over 50 facilities, including interactive experiential spaces that are perfect for multi-generational families. Rest and relax along the expansive outdoor courtyard called the English Breakfast House, or the alcoves of the Tea Garden, and have an invigorating massage at the Waterfall Massage Pool; the Kids Playhouse, the Kids Water Play and the Adventure Park await families with young children; spaces to entertain friends and family amidst nature abound at the Waterfall Lounge and the Boulevard Gourmet House. Each space in Park Colonial was thoughtfully crafted for each member of the family.
The Colonial Boulevard, a lush nature trail and the Tranquil Waterway, which is dotted with hammocks weave in and around the development, allowing residents pockets of privacy amidst an urban oasis.
Luxurious and comfortable living with premium fittings and finishes
In line with the joint developers’ commitment to produce quality developments, residents can look forward to stylish fittings and quality finishes for their homes. Each unit of Park Colonial features quality kitchen appliances from Bosch and Whirlpool, and the bathrooms are fitted with deluxe sanitary fittings from Grohe and sanitary wares from Roca.
Experience an interactive and intuitive digital sales and booking system
The joint developers’ previous highly successful High Park Residences saw the sale of over 1,100 apartment units within several hours, resulting in voluminous amounts of paper used in the sales and booking process. This provided the impetus for the developers to pioneer an entirely paperless alternative, providing buyers with an interactive and intuitive digital platform that aims to cut down the total processing time to as short as 30 minutes. This is the first residential development in Singapore to embark on this green initiative, which is done in partnership with Showsuite, a first-of-its-kind sales and marketing new-homes portal.
This initiative is in line with the Singapore Government’s bid to transform the property transaction services, as part of the Real Estate Industry Transformation Map.
Wide Selection of Unit Types
With a wide selection of unit types from 1- to 5-bedroom units, Park Colonial is ideal for both homeowners as well as investors. The premium 5-bedroom units come with a private lift and ‘his and her’ bathroom concepts, which are suitable for multi-generational families who want to enjoy the luxurious lifestyle.
The show units will be opened to the public from 30 June 2018.
